Project Managers
Our Project Managers take a leadership role and are fully empowered and responsible for managing all Leopardo contractual responsibilities of assigned construction projects. It is their sole responsibility to coordinate, lead and monitor all aspects of the project, from participation in the bid and estimating process, during pre-construction and construction, to post-construction. In addition to interfacing with the Owner, Architect, Consultants, Subcontractors and other external project team members, this position directs all internal project team members such as the Superintendent, Carpenter Foreman, Project Engineer, Project Assistant and Project Accountant. Responsibilities run from the project schedule, budget control, shop drawing/submittal log, construction meetings, change orders, project quality control, Owner, Subcontractor and supplier contracts, and safety through punchlist and client satisfaction. The overriding goal is to exceed your clients expectations in all that you do. Qualifications include over 5 years of related construction-related project management experience, a proven record of success, the ability to achieve positive results with a team and through others, and the ability to present and maintain professional, positive and responsive relations with an Owner. Additional qualifications include an Undergraduate or Graduate degree in Construction Management, Civil Engineering or Architecture, relevant computer proficiency and the desire to excel. Senior Project Managers should have over 10 years experience and a history that includes running projects greater than $10M.
Project Superintendents
Leopardo Superintendents administer and manage all on-site field responsibilities associated to their assigned construction project(s). Reporting to the Project Manager, they maintain professional relationships with their Project Team, subcontractors and all client representatives. On an individual job basis, our Superintendents direct the subcontractors and our Carpenter Foremen, and work to achieve project goals for General Conditions, Self-Performed work, and overall project O&P via regular review of job estimates, job costs, material costs and labor costs. They also are solely responsible to coordinate, lead and monitor all other activities outlined herein. More specifically these include: monitoring schedule and lead times on materials, developing manpower forecast requirements and notifying subcontractors accordingly, determining tool and miscellaneous material needs, soliciting material bids, comparing shop drawings and submittals to contract documents, monitoring and coordinating various trade activities, completing change orders, back charges and extra work order tickets, site safety, competing punchlists and timely project closeout, participation in pre and post job meetings, conducting weekly subcontractor, toolbox & safety meetings, documenting day-to-day job activities, safety inspections, daily log, field reports, timesheets, etc. and reviewing all construction documents for continuity. Depending on individual work backgrounds and capabilities, they may supervise multiple projects and perform carpentry work, as required..
Project Engineers
Our Project Engineers (PE) role is a multi-faceted one that assists in project management toward learning all facets of the construction process and progressing to a level of Project Manager for a specific project. Reporting to a Project Manager (PM), Estimator or Project Executive, the PE will undergo training to develop a clear understanding of Leopardo policies, procedures, philosophies and the overall construction process. Skills upon joining our firm should include a thorough understanding of reading drawings and specifications, quantity take offs, work scope definition, computer estimating and scheduling, and presentations. At project start-up, PE’s will participate with the project team to develop a project strategy and clearly define project responsibilities. Thereafter, PE’s will: assist in preparing cost estimates, drawing take offs, defining scope of work, developing bidding list, including solicitation, qualification and negotiation with subcontractors and suppliers, assist in assembling bid packages, preparing permit submittal packages, assist in writing contracts, track submittals, change orders, shop drawings and RFI’s, monitor the master construction schedule, track critical activity dates affecting project completion, provide associated updates, assist to procure materials, assemble two-week look aheads, log and maintain construction documents, price, assemble, log and thoroughly verify change order documentation, coordinate weekly meetings and prepare meeting minutes, and assist in the compilation and completion of the close out package. PE’s will also work with the PM to monitor and achieve project goals in the areas of overhead, general conditions, Self-Performed trades, profit and total client satisfaction. Project assignments may vary in quantity and will provide opportunities for learning both internally via individual and group training, and externally via practical “hands-on” on site exposure.
Project Assistants
This administrative position supports 3-4 Project Managers and is responsible for the coordination, preparation, and maintenance of all incoming and outgoing project related correspondence and documentation tied to all of their assigned projects. More specifically this includes letters, memos, proposals, change orders, bid related paperwork, subcontractor agreements, meeting minutes, purchase orders, certificates of insurance, owner closeout packages, file creation, filing, faxes, mail, etc. This position is also actively involved in daily subcontractor and client relations, makes all pertinent phone calls, maintains calendars and schedules, coordinates meetings, and prepares all documents for shipment. Candidates should be organized, self-motivated, and able to multi-task and work effectively as a team player. Flexibility and a can do attitude are especially key. Qualifications include prior administrative experience, ideally some related to construction, and computer proficiency (Word & Excel).
Project Accountants
Our Project Accountants perform a wide array of project accounting responsibilities such as billing, collections, payables, and job cost reviews for their assigned construction projects. Additionally they prepare and monitor all related reports, maintain regular contact with key subcontractors and client representatives, and meet regularly with each of their assigned Project Managers to review project accounting matters. This position plays an important role in the success of any project. An accounting degree is strongly preferred but not always required. Related construction accounting experience is more a key. Additional qualifications include solid communication skills and computer proficiency.
