The Sullivan Center
The Sullivan Center, the historic Carson Pirie Scott building, is located at State & Madison in downtown Chicago. It is a collection of eight buildings, which over the years have been connected into one structure that extends from State & Madison over the alley to Wabash and Monroe. Except for a building on the northeast corner of State & Monroe and two buildings on Wabash & Madison, the complex occupies the entire square block bordered by State, Madison, Wabash and Monroe.
- Demolition of 600,000-SF, removing all flooring, walls and ceilings to get back to original exterior walls
- Removed all asbestos containing materials, lead paint, HVAC equipment, all existing washrooms and 24 escalators
- Built a new ComEd Vault, installed new electrical Bus Duct Risers and related electrical closets, reworked existing 480V electrical panels and installed a new cooling tower
- Infilled the 24 escalator openings with new steel and concrete construction
- Extended the existing lobbies on State Street and Wabash Avenue
- Completed white box construction for floors 3,4 & 7 to allow for tenant build-outs, including all new mechanical equipment and washrooms
- Installed new internal stairways in existing wood buildings on Wabash Ave. for emergency exit
- White box construction for the 1st floor retail stores
- Built new Fashion School and Display Gallery for the School of the Art Institute of Chicago 7th Floor
